Knob-and-tube was the standard method of wiring American homes from the late 1800s into roughly the 1940s, and it survives in plenty of older Northern California houses — the Victorians and early-century homes of Nevada City and Grass Valley, the Craftsman bungalows of East Sacramento and Midtown, and pockets of anything built before the war. It is easy to identify: two separate conductors, hot and neutral, running independently through the framing, supported on ceramic knobs where they cross joists and passing through ceramic tubes where they penetrate wood.
It gets discussed as though it were inherently dangerous, which is not quite right and not quite wrong. Knob-and-tube was a competent system for the electrical demands of its era, and installations that were left alone, kept dry, and never overloaded have run for a very long time. The problems are almost entirely about what has happened to it since: modern loads it was never designed to carry, insulation added around it decades later, and generations of undocumented modifications made by people who were not electricians.

It was designed to shed heat into open air
This is the key fact that explains most of the rest. Knob-and-tube conductors run separated from each other and suspended in free air specifically so heat dissipates. The ceramic knobs and tubes exist to keep the wire away from wood and away from itself. That design assumption is broken the moment the wire is buried — and burying it is exactly what happens when a homeowner adds attic or wall insulation, which almost everyone eventually does.
There is no ground conductor
Knob-and-tube is a two-wire system: hot and neutral, no equipment ground. That means no grounded three-prong outlets on those circuits, no ground path for fault current, and no direct compatibility with equipment that expects one. It also constrains what can be done to modernize the circuit without replacing the wiring, and it is one reason older homes end up with a patchwork of two-prong and three-prong receptacles.
The loads have changed completely
A house wired in 1925 was wired for lighting and very little else. Today's kitchen alone can draw more than the original service delivered to the whole house. Circuits get loaded well past what they were laid out for, which produces heat in a system whose entire safety strategy was staying cool. Modern kitchens and baths also have circuit and protection requirements that a two-wire, ungrounded legacy circuit does not meet.
A century of undocumented modification
Almost no surviving knob-and-tube is in original condition. It has been extended, spliced into modern cable, rerouted around later work, and buried behind additions — often by people who were not electricians and rarely with any record. The original installation is frequently not the problem. What was done to it in 1962 and 1988 is. This is also why age alone does not tell you the condition of a system; someone has to look.
Conditions that raise concern
- Blown-in or batt insulation has been added in an attic or wall where knob-and-tube runs.
- Circuits have been extended with modern cable spliced into the original conductors.
- Two-prong outlets throughout, with no ground path anywhere on the circuit.
- Extension cords and power strips in permanent use because there are too few outlets.
- Fabric or rubber conductor insulation that is visibly cracked, brittle, or crumbling.
- Fuses or breakers that have been upsized to stop nuisance trips.
Conditions that are less urgent
- The wiring is confined to a small, unmodified area with light loads — a single lighting circuit.
- Conductors are intact, properly spaced, and there is no insulation in contact with them.
- The house has already been substantially rewired and only isolated legs remain.
- No splices to modern cable, and the circuit has never been extended.
The insurance question is real and worth raising early, because it is often what forces a decision. Practice varies considerably between carriers, and it changes over time, so the only reliable answer comes from your own insurer. What we can say generally is that active knob-and-tube is something many carriers ask about, some decline to write new policies over, and some will insure only with conditions — sometimes an inspection, sometimes a commitment to replace it. Homeowners in older Northern California housing stock encounter this most often when switching carriers or buying a home rather than at routine renewal.
Appraisal and resale work similarly. Knob-and-tube tends to surface during a buyer's home inspection, and once it is in an inspection report it becomes a negotiation item whether or not it is causing any actual problem. Buyers frequently ask for it to be addressed or for a credit, and a buyer's own lender or insurer may raise the issue independently. None of that is a statement about the wiring's condition — it is a statement about how the market treats it.
The practical takeaway is that if you are remodeling an older home and plan to stay for a long time, the electrical decision can be made on technical merit. If a sale is anywhere in view, it is worth understanding that the wiring will come up, and that dealing with it during a remodel — when walls are already open — is much less expensive than dealing with it under the time pressure of a transaction.
Very few homeowners set out to rewire. It generally arrives attached to something else.
- Adding insulation — attic or wall insulation in contact with knob-and-tube is the most common trigger, and energy work in older homes runs into it constantly.
- Kitchen and bathroom remodels — these rooms have circuit, capacity, and protection requirements that legacy two-wire circuits do not satisfy.
- Adding significant load — a new HVAC system, an EV charger, or an electric range changes what the branch circuits and the service have to carry.
- Any work that opens the walls those circuits run through — the access is the expensive part of rewiring, and it is already being paid for.
- Damaged or deteriorated conductor insulation found during assessment — this is a condition question rather than an age question, and it is decisive.
- Insurance or a pending sale — an external requirement, but a common reason the work moves from someday to now.
Partial rewire — by area
Replacing the wiring in the part of the house being remodeled, and leaving untouched areas for later. This is the most common and most sensible phasing, because it follows the access. The kitchen being gutted gets new circuits; the two bedrooms that are not being touched keep what they have for now. The trade-off is that the house is left with mixed-vintage wiring, which has to be clearly documented so nobody is guessing later.
Partial rewire — by circuit
Replacing specific circuits regardless of where they run, typically the ones carrying the heaviest loads or the ones in contact with insulation. This targets risk rather than convenience, and it can be the right call when a particular circuit is the actual concern. It often costs more per circuit than area-based phasing because the access is created specifically for it.
Full rewire
Replacing all branch wiring in the house, usually alongside a panel evaluation. It is the most disruptive and most expensive path, and it is also the only one that ends the conversation permanently. It makes the most sense during a whole-home remodel, when the house is already substantially open, or when assessment finds the existing wiring is in poor condition broadly rather than in spots.
What rewiring does not fix
New branch wiring does not add service capacity. If the house has a 60- or 100-amp service and the remodel adds substantial load, the panel and possibly the service are a separate question that a rewire does not answer. The two projects are frequently done together, and are frequently confused with each other.

- 05Rough-in — new cable is pulled through open walls and accessible attic and crawlspace, boxes are set, and old conductors are disconnected and removed where accessible.

- 07Close-up and finish — devices and cover plates, then wall repair, texture matching, and paint.
Electrical work should be performed by a properly licensed contractor — you can verify a license through the California Contractors State License Board. Is knob-and-tube wiring illegal in California?
Existing knob-and-tube is not automatically illegal simply because it exists — legacy installations are generally allowed to remain in place under the conditions codes permit. What is not allowed is installing new knob-and-tube, and there are real restrictions on how existing knob-and-tube may be modified, extended, or covered with insulation. In practice, what matters for a remodel is not whether the old wiring is permitted to stay but whether it can support what you are building, and what your local building department requires when you alter the circuits. That is a question for your jurisdiction and a licensed electrician.
Can I insulate an attic that has knob-and-tube in it?
This is the single most common conflict in older homes, because knob-and-tube depends on open air to dissipate heat and insulation is specifically designed to stop heat from moving. Covering the conductors removes the safety assumption the system was built on, and there are code restrictions on doing so. In practice, homeowners pursuing energy improvements in older homes frequently discover that the insulation work and the rewiring work are the same project. It is worth finding that out during planning rather than after the insulation is installed.
Will my insurance company cancel my policy over knob-and-tube?
Practice varies by carrier and changes over time, so your own insurer is the only reliable source. Do I have to rewire the whole house at once?
No, and most people do not. Phasing by area is the common approach: fully rewire the portion of the house being remodeled while the walls are open, and leave untouched areas for a later phase. This follows the access, which is where the cost actually is. The important part is documenting what was done, so that a future electrician — or a future buyer's inspector — is not guessing about which circuits are original.
How much of the wall has to be opened to rewire?
It depends entirely on the house's layout and what is already accessible. Single-storey homes with a walkable attic and an accessible crawlspace can often be rewired with relatively targeted openings, because cable can be dropped down wall cavities from above or fished up from below. Two-storey homes, homes with finished attics, and homes with fire-blocking in the wall cavities require considerably more opening. This is exactly why rewiring during a remodel that is already opening those walls costs so much less than rewiring on its own.
Is knob-and-tube dangerous if it is in good condition and untouched?
An intact, unmodified, properly spaced knob-and-tube circuit carrying a light load in open air is doing what it was designed to do, and it is not accurate to call that an emergency. The honest framing is that the risk comes from what has usually happened to it: insulation contact, overloading, deteriorated conductor insulation, and decades of amateur splices. Those conditions are common enough that most surviving installations have at least one of them. That is why assessment by a licensed electrician is the right first step rather than either alarm or dismissal.
