Napa, Sonoma and Marin sit in seismically active country, and it shows up in remodeling whenever you touch structure. Removing walls for an open plan, adding a second storey, or building an addition raises lateral-load questions that get resolved through engineering rather than assumption. Older homes may also be candidates for foundation bolting and cripple-wall bracing — retrofit work that is frequently worth coordinating with a remodel already opening up the relevant areas.
Hillside wildfire exposure
Much of the hillside development through these counties carries wildland-urban interface exposure, bringing CBC Chapter 7A ignition-resistant construction requirements and Cal Fire defensible-space rules into scope for exterior work. Siding, eave and vent detailing, deck materials and glazing all respond to it. As elsewhere, hardening reduces ignition risk and meets code without making a house fireproof.
