Central Valley summers routinely run long and hot, which makes cooling load — not heating — the dominant energy question in a Sacramento-area remodel. California's Title 24 energy standards apply whenever you replace windows, alter the building envelope, or add conditioned floor area, so glazing specification, insulation levels, shading and duct sealing get decided at design time rather than left to the end. In practice that shapes where glass goes on west and south elevations, whether existing single-pane aluminum windows are worth keeping, and how an addition ties into an existing HVAC system that may already be at capacity.
More than a century of housing stock in one metro
The building era changes what a project actually involves. Central Sacramento's Victorians, Craftsman bungalows and Tudors carry plaster over lath, original hardwood, knob-and-tube remnants and compact closed-off kitchens. Postwar ranches through Arden and Tahoe Park have sound framing but dated systems, single-pane glazing and load-bearing walls where an open plan is wanted. Newer master-planned construction in Folsom, Elk Grove and El Dorado Hills is straightforward structurally but arrives with builder-grade finishes and engineered framing that constrains where you can open up. Each demands a different sequence and a different set of unknowns behind the drywall.
ADUs under statewide law, on valley lots
California's statewide ADU law applies here as everywhere, but the metro's lot patterns make it especially practical: deep rear yards in the older grid neighborhoods and generous side setbacks in the newer subdivisions both leave room for a detached unit, and garage conversions are common in the postwar stock.
