Coastal salt air is a material-selection problem

Along the coast from Santa Cruz to Carmel and around the bay, salt-laden air accelerates corrosion of fasteners, flashing, hardware and finishes. Exterior work responds through material and fastener selection and through finish systems chosen for that exposure. Products that last inland do not necessarily last here, and the difference tends to show up at the connections rather than in the field of the material.

Eichler and mid-century stock has its own rules

The Peninsula carries a distinctive mid-century and Eichler housing stock — post-and-beam framing, flat or low-slope roofs, floor-to-ceiling glazing, radiant slabs and open plans. These homes reward remodeling that respects the original architecture and punish generic approaches: insulation and glazing upgrades have to work with a roof assembly that has little cavity depth, and slab-embedded radiant systems constrain what can be done to floors.

SB 326 and SB 721 deck and balcony inspections

California's exterior elevated element laws require periodic inspection of decks, balconies and walkways — SB 326 for condominium common-interest developments and SB 721 for apartment buildings of three or more units. The statutory inspection itself is performed by a licensed architect or engineer. What follows an adverse finding is repair work: waterproofing, dry-rot remediation and structural correction, coordinated around the report.

Seismic considerations throughout

The whole region is seismically active, so structural alterations — wall removal, additions, second storeys — carry lateral-load requirements resolved by engineering. Older homes may warrant foundation bolting or cripple-wall bracing, which is most efficiently done when a remodel has already opened up the relevant areas.
